Strategic Acquisition of Northern Virginia Data Centers

Digital Realty and Blackstone have jointly announced a significant transaction where Digital Realty will acquire stakes from Blackstone-affiliated funds in three fully operational data centers located in Northern Virginia. These facilities collectively offer 288 megawatts of IT capacity and are fully leased, underscoring their high value. The deal values these assets at an impressive $7.8 billion, with an anticipated initial stabilized capitalization rate exceeding 6.5%.

Transaction Details and Financial Impact

Digital Realty's acquisition of Blackstone's blended 64% equity interest will involve a payment of $3.5 billion. This amount comprises $1.2 billion in cash and $2.3 billion in Digital Realty shares, based on the closing stock price on June 29.
